    When asked to provide management services for a Turnkey Home / Structure, we turn to the use of an independent third party contractor for the management of your onsite third party services, additional charges apply that must be paid directly to third party onsite service and material providers and are never included as part of GTH sales agreements. Owner/Builders are responsible for those items.

    Our definition of Turnkey Homes DOES NOT include any site services and or materials.  OUR TURNKEY HOMES are complete homes including flooring, cabinets, lighting and plumbing fixtures, within the standard specifications listed, and in no event does it include any materials and or work outside of the factory.  Additional charges apply based on materials chosen by clients to be added for a turnkey home package.  If upgrades to standard specs are chosen that cannot be done in factory prior to delivery, they will be Owner/Builders responsibility.

    What is panelized construction?

    Panelized construction involves the building of individual walls, or wall sections of a new home (or new section of a remodeled home), in a factory- controlled environment. Each and every home is individually designed, engineered and constructed.

    Factory-built wall panelizing systems offer added efficiency and quality control...

    Traditional "Site-framing" is done outdoors in the elements with rough lumber delivered to a job site; Panelized Construction (wall systems and truss framing) is done indoors, with the added efficiency and quality control provided by computer automation. State-of-the-art fabrication produces precisely engineered galvanized structural steel studs and track. As each stud is manufactured they are coded with the part number and all regulatory information (size and gauge). Those studs are then assembled into individual walls on elevated square framing tables using impact drivers, driving "matched" self-tapping screws. This method of framing is the most accurate method possible and produces straight square walls.

    The "Open Panel" is the most common panelized system used...

    While several types of wall panels are produced, the "open panel" is most common – and it's how we build here at GeenTerraHomes. Open panel simply means that one side of the wall is open to complete wiring, plumbing, heating/cooling and on-site inspection. An added benefit to "open frame panels" is that this method is conducive to custom designs and will accommodate on-site change orders issued during construction.

    Exterior walls are constructed in the plant to include your siding choice (OSB or other as specified), Door, Window and Corner Trims may also be included in your order to be supplied and installed with the balance of any additional materials that may be added as options with your order. Window and doors may be installed as a noted option. Cross & lateral brace and Simpson® HTT tie downs per engineering are also included and installed.

    Interior Walls, Floor Joists and Roof Trusses are simply framed as per plan and delivered to the jobsite.

    Having all of the time-consuming framing already completed substantially reduces the need for large job site labor requirements, greatly adding to reduced costs and savings in not only money but time as well.

    Putting the wall panels together on the job site is made easy...

    As each wall section or panel is manufactured, it is marked with number and letter code that corresponds with the individual home plan. This assures accuracy in placement when panels are delivered to the building site and assembled.

    Better Structural Strength

    Because steel has the highest strength to weight ratio of any building material, it is by nature a superior construction material. Steel does not rot, warp, split, crack or creep and will not expand or contract with moisture content.

    A steel framed home will always have straight walls and square corners; therefore, homeowners will be relieved to find no aggravating nail pops or drywall cracks. Steel framing can take popular finishes like brick, stucco, stone or siding.

    Better Fire Protection

Some building departments require treatment to your foundation for termites before building, but section R202 of the International Residential Code states that steel framing is a "termite resistant material".

    Steel is resistant to termites, thus preserving the structural integrity of a steel-framed home, and providing it with years of security and durability against destructive pests, including termites and wood ants.

    An average sized wood framed home requires at least 40 trees to be cut for framing. The framing for a typical steel framed home can be made from 6 recycled cars. The use of steel framing saves the nation's forests and has a positive impact on the environment.

    Because steel-framing is unaffected by temperature or humidity changes, the building is more energy-efficient, thus saving on fuel costs. The lower energy consumption helps the initiative to further conserving our natural resources.

    You do not need heavy lifting equipment and cranes. This is particularly true on difficult blocks.
