Please note that once deposit and first installment are paid and Design and planning work begins, any refund requested will incur a $100 processing fee and any and all design/engineering team hours for Plans and Drawings billed at a rate of $125  per hour as declared by vendor and any fees for engineered drawings. Client Assistance Service such as permit inquiries, survey inquiries, etc. are billed at $50/hr plus $0.54/km. Once Production starts on a unit there are no refunds available and purchaser will be liable for complete order. Please allow 30 business days from the date we receive the request, for processing. Typical costs to build a modular home

A typical 850 sq. ft. home on an eight (8) foot poured concrete foundation may cost as little as $145K to $225K+ depending on your property location and cost of property (land) as well as development and permit fees charged by your municipality.  Additionally, the materials chosen such as fit and trim finishes chosen such as siding, cabinets, flooring, plumbing and electrical fixtures.

These approximation are NOT to be used to formulate your budget but are a generalization that is intended to provide a short list from a to z as to some of the costs one should expect when building your own home.

An a typical 850 sq. ft. Green Terra steel frame home may appraise for $240K-$320K or more depending on the lot location.

You may qualify for a 65-85% mortgage based on appraised value and your choice of lender, once home is completed and certificate of occupancy obtained.

Written pricing / quotes should be obtained by individual trades such as excavation, foundation, concrete and other trades once you have chosen a home and downloaded the free plans.

It does not matter if the home you ultimately wish to have differs from our standard models, simply choose one with the same basic square footage and number of services (wash rooms), and send out to local trades for written quotes prior to starting your build.

You may also use the service of a builder as your general contractor (GC) but expect to pay more as they charge you a premium for their management of your build.

Mobile homes (Z240 MH Manufactured Homes) Z241 Park Models, and Z240 RV homes can be placed on posts and or blocked (sono tubes) and require less site work and prep as the mobile home parks and seasonal parks most often have all needed services such as pad,  septic, water and hydro at site, and you may be paying a monthly fee for said access.

We offer financing via third party lenders for Z240 RV, Z241 Park Model, and Z240MH Mobile homes is a simple term loan similar to any car, boat, airplane, mobile home, RV loan as offered by all banks and lending institutions. Anything with a VIN can be financed by lenders.

We suggest clients apply with their own lending institutions first and foremost as your existing banking relationship may net you much better financing rates than our third party lenders that are what we would refer to as last resort “Hard Money” lenders with APR of 12-24%  based on model, value of product and clients income and credit history.

Our third party lenders terms for Complete CSA A277 modular home projects require that the land be owned by the client free and clear of loans, and that the client make a 40% down payment based on the overall cost of the project including site costs, excluding permits and hydro connection fees which the client must be able to pay directly. An average APR of 12-24% also applies for Modular Home Financing.

All loans are one year term during which time the client may shop around for other financing and or renew on a yearly basis.

Loans are not available for kits, shell products, steel buildings, garages, these items can be financed using your own home equity line and or credit cards.

Yes. Larger interior and exterior doors, wider hallways, larger room sizes, and accessible showers are available. Tell us what you require and we will design and build a unit specific to your needs.

Yes. We do frequently customize floor plans. If you don’t see exactly what you are looking for in our standard plans we will certainly custom build to suit your needs. We have an in house engineering and design team who will work with you through your dealer to customize the floor plan. Adding windows, enlarging rooms, reconfiguring kitchens and baths or other changes are possible.

It is very important that cross ventilation is provided if skirting is installed. For vinyl skirting it is recommended that a vented panel be installed every 6 to 8 feet. If wood skirting is used allow for at least 1/8” between each piece.

The serial number is stamped on an plate located on the exterior of your unit near where the hydro service enters. You can also find it on the CSA data sheet located either on the back of the hydro panel door or on a bedroom closet wall.

The minimum insulation values required by the Park Model code have not changed over the years however; the insulation values we use have. The code requires floors and ceiling to be R-12, walls to be R-8. For insulation values specific to your unit please use the “Contact Us Form”; be sure to reference your unit’s serial number.

All manufacturer suggested retail pricing is listed on our website.  Our network of independent dealer/builders are able to offer value added onsite services such as design, transportation, installation, and after sales service to name a few of the many services available from our network of independent local dealer/builders.

All sales through independent local dealer/builders must contact your local independent dealer/builder for any and all after sales services.

When under warranty, our skilled staff will repair the issue. But first, we need you to fill out a warranty form with as much detail as possible.

If you have purchased through our network of independent dealer/builders, you will need to contact your point of contact there for all warranty work follow up. Your dealer will follow up and arrange necessary resources to investigate and address the issue.

We offer many different décor packages for you to choose from when deciding how to personalize your cottage. We cover all the details from the cabinet colour, all the way down to the duvet cover.

Completing one of our homes on site requires a variety of skills and comprehensive knowledge of home building practices.

We highly recommend the use of licensed insured bonded skilled trades persons for all foundation, excavation, engineering, electrical, plumbing, and mechanical work.  Your insurance company may also require licensed bonded insured third party installers.

For Modular, Manufactured, Park Model, Tiny, Mobile and RV homes, we ship a complete, finished home which is completed in our climate-controlled factory prior to shipment.

This includes electrical, plumbing and ventilation work, insulation, drywall, installation of doors, windows, interior trim, kitchen cabinets, bathroom fixtures, light fixtures, furnace, HRV (where applicable).  All appliances and furniture that may have been purchased as optional cost items will also be installed in the factory prior to shipment.  How much is left to do on-site depends in part on your home’s design. Brick or stone cladding, for instance, is completed after delivery. Your Green Terra Homes sales representative can tell you more.

You may change many aspects of your home’s layout so that it better suits your family. Move an interior wall, remove a wall to combine two rooms, add a sliding door, or even let us build a home based on your own plans: a Green Terra Homes sales representative can tell you what’s possible.

Modular homes are often more affordable than comparable homes built entirely on-site. The final cost will naturally depend on your home’s style, features and location. Local building requirements may also affect the final cost. A rule of thumb is the larger the home, the lower the cost per square foot.

Modular homes are designed for owner builders that are acting as their own General Contractor (GC) and sub-contracting third party services.

As the owner builder we can work with you to guide you through the selection and awarding process for all services and materials that are your responsibility such as those noted below as an example.

You may also hire the services of a licensed builder to act as your General Contractor in order to coordinate all third party services and site work.

Items, materials, services that are your responsibility include but are not limited to:

  • Permits.
  • Excavation
  • Footing, Foundation, slab, and any and all other onsite concrete & steel work.
  • Well and well connection.
  • Septic and septic connections.
  • Utilities connections such as electric, gas, phone, cable, etc
  • Driveway, entrance, and all other site work at your property.
  • Decks, porches, steps, landscaping and all other onsite structures.
  • Onsite setup of your modular home by local contractors, including but not limited to shipping, craning, strapping home to foundation, stitch up of interior and exterior walls roofs ceilings floors where two or more modules connect.
  • Connection and insulation of modules to each other and to foundation.
  • Shipping of your modules
  • Insurance for all aspects of your construction
  • Any and all work not related to factory production of your modular home as noted on your sales agreeement.

We have estimated pricing online on each product page as to what average costs are for shipping each type of product based on our years of experience.  Your actual shipping charges will depend on the size and shape of your home, and your final destinations.

Our team can assist you with choosing your shipping and onsite craning third party service providers.

Shipping and off loading of homes and structures at your site are by third party contractors and you are free to choose a provider of your choice.

Modular homes must be shipped on specially designed flatbed trucks and trailers that are specific to your homes width length and height.

 

Our minimum specifications reflect our commitment to quality and value in every Green Terra home.

However, we’ll upgrade any of our materials to suit your needs with additional charges for any and all modifications and upgrades.

Choose hardwood floors, upgraded baths or kitchens, or premium interior trims and Green Terra Homes will happily accommodate you, with additional charges for any and all modifications and upgrades.

You can have any kind of siding. Let us know what you want – brick, vinyl, clapboard, you name it. Brick is, of course, installed on-site.

We welcome all visits to the factory and are available by appointment.

Our factory is located in Trenton Ontario and the building is on the south side of the highway facing  HWY401 at exit 526 Glenn Miller Road (CFB Trenton and Ramada Hotel Exit).

Exit at Glenn Miller and turn left off exit to your first light (Leon’s Furniture, McDonalds, Tim Horton’s all are at the light) Turn right onto Douglas Drive and proceed to end of road and 10 Douglas.  Our facility is the Large Blue Metal Clad building facing the highway and you shall see our signs.  Proceed to the glass door, once again with our sign visible.

 

Construction time varies depending on the time of year you order your home – some seasons are busier than others. When we’re busy, we can usually ship your new home in no more than three months. At other times, your home may be ready to ship in eight weeks or less.

It means just what it sounds like! Your home is built in our climate-controlled factory in Trenton, Ontario. As much work as possible is completed in your home prior to shipping, including the electrical, plumbing, and ventilation systems. This ensures better quality control and a more intact air barrier than contractors can achieve when they construct a home on the building site.

If you decide to buy an old home instead of a vacant lot, or own an old cottage or home and want to put a new home there, DO NOT TEAR DOWN, design around it, by removing 50% of the home now… it is often considered a REMODEL and there are less fees and charges associated with it. This is something you need to check with local Planning and Zoning laws.
Then when done with that 50%, you can do another 40% remodel in phase 2, and then in phase three the remaining 10%. That way you have never destroyed what was there and the setbacks will not change. Often if you tear down what is there, you may not even be allowed to build where it was as setbacks from property lines and water have changed greatly over time.

We provide SKU numbers for standard items that are included off the shelf, everything is on HOMEDEPOT website, you can see the standard item and what the costs therein are, and upgrade to anything else you wish at the time of the order.

Modular Homes are customizable.  However, all prices listed are for base models, any customization may increase and modify the price structure.

Yes but we do not recommend it. We suggest putting it  about 15 away, and then after, build an enclosed breezeway if needed and call it a mudroom, as this often lowers insurance costs

Our contractors can, and the price depends on height and geographical location of the property, however ballpark forming is about $20 per linear feet for an 8′, not including footings.  All our homes can be on foundation wall, post, or slab, call for details as needed

You may modify the interiors, as there are no load walls inside any of the modules. This must be done at the planning stages initially.

You receive a list of all off the shelf items that we use in all homes, along with the SKU numbers for our supplier Home Depot. You can then choose to upgrade to anything else they carry and will know the precise price difference

You can hang a picture in a steel framed structure just like you would in a wood framed structure. You can use a nail and picture hanger from the drywall, depending upon the weight of the picture. Heavier objects can be hung from self tapping or sharp point screw (available at any hardware store) that attach directly into the studs, which can be easily located with a magnet.

No. Waves pass through the space between studs, allowing the use of all appliances without interference.

The Healthy House Institute recommends steel framing for chemically sensitive and environmentally conscious homeowners who are seeking the best possible indoor air quality.

Steel framed structures can be designed and built to withstand winds of 150 mph or more in any part of the country.

Structures built with steel will not look any different on the outside than others.

Yes. You can use Romex as long as you use grommets in the pre-punched holes or field cut holes (Greenlee punch). You will also need to use all plastic electrical boxes. There is documentation in the building code approving this application.

Yes. With the proper insulation techniques, steel framing can be designed to meet or exceed governmental energy efficiency standards. And because it does not expand or contract with humidity change, there are no air leaks that can result in a costly loss of energy.

Inside the walls and roof of a home or structure where the steel is not constantly wet your steel frame will be very resistant to rust and corrosion. The reason is that zinc, through its sacrificial galvanic action, can “heal” cuts, scratches, and abrasions in the steel. The Steel Framing Alliance (www.steelframing.org) has done a study that can be viewed on the internet. The results of this study show that industry standard galvanization has life expectancy as high as 1260 years and that the fastest coating corrosion rate observed equated to a life expectancy in excess of 200 years.

No. Mold requires 3 things to grow:

The mold spores, which exist everywhere there is air; every breath we take, unless we are in a medical clean room, contains thousands of mold spores.
Moisture.
Organic material, which provides the food for the mold.
Steel does not contain any organic material, and therefore cannot support mold growth. However, if someone or something has left a residue of organic material on the steel framing, there is a chance that given the right conditions, mold could grow.

As with any framing material, the best practice is to keep it dry. Even steel framing gets wet during construction, or if there is a one-time event such as a pipe bursting in a wall, there should be no long-term problem if the cavity is dried out properly. It is persistent wetting, such as a steady plumbing roof leak, which causes the greatest risk of supporting mold. Even then, the mold will most likely grow on organic surfaces, such as the paper facing of the gypsum board or wood framing members, rather than steel. In steel framing, when everything is clean and dry, there will be no opportunity for the mold to grow.

Yes it is. The IRC has been changed to recognize cold-formed steel framing as a primary form of termite protection. For structures being erected in areas where the building code is governed by the IRC it is highly probable that you will be able to produce the structure without treating for termites if you are using Light gauge cold-formed steel for all of the structural elements in the structure. You can get a copy of this code change by going to section R-320.1 of the IRC075 Supplement add form August of 2007.

No. The steel frame actually offers better protection than any other construction system because it provides the path of least resistance straiGTH to the ground, reducing the likelihood of explosions, secondary fires, or personal injury.

Yes. You will be able to remodel your steel framed structure in the same manner that you would a wood framed structure. You will merely need to keep in mind the locations of load bearing conditions in your structure so that you do not remove vital structural components of your frame during the remodeling process.

The homes and buildings are designed with rough opening sizes allowing for industry standard size doors and windows. There is no need to source custom sized windows or doors to fit the factory framed in openings for your Light gauge steel frame.

Due to varying local soil conditions and area building practices you will need to have a Professional Engineer familiar with your area design the foundation. Green Terra Homes provides a building footprint found within the architectural plans that your Engineer may reference.

Yes. Your purchase of any of our products comes complete with the Architectural and Structural plans detailing wall panel locations, truss layouts, and connection details necessary to complete the erection of your steel frame home or structure.

Please review our online videos and free download of plans to ensure that you are able to follow through with assembly of our kits and or ensure you have the services of an experienced installer available to you to assist you and or handle the build on your behalf.

Certainly you may erect the frame yourself. Many customers choose to do just that. However, many customers also choose to hire an experienced general contractor or framer to provide this service as well. The choice is up to you.

The cost per square foot of a finished product depends greatly on the various finish materials you choose for your product. Our standard vendor inclusions for homes and structures are the base appliances, fit and trim finishes for our homes and structures and our prices online reflect our base materials and finishes.

You are able to modify and upgrade your home/structure finishes to suite your needs with applicable charges for any and all upgrades chosen.

Green Terra Homes provides a complete steel framing system that includes the wall panels, roof trusses, floor trusses (where applicable), clips, framing angles, and fasteners necessary to erect the steel frame for the model you select.
